Why can't I find an address?

If you are having trouble finding an address or are not sure how the street name is spelled, it is best to type in the address numbers and the first few letters of the street name. Do not type in any direction (north, south, etc.) or the type of thoroughfare such as street, cove, etc. Remember typing in less usually works best when having trouble with an address!

How do I locate an address by typing in the owner's name?

Make sure you are typing in the last name first. Try typing in the last name followed by only the first few letters of the first name. Do not use any punctuation when typing in the name.

Why can't I find the sale of a new home that the owner's have already moved into?

When you key in the address under 'Property Profile', look at the building permit information. If the home is marked as a custom built home, this means that the home has never actually sold. Someone bought the lot and then paid a builder to build the home. The only sale in this case would be on the lot itself. If the home is not marked custom, it is possible that the sale is so recent that we have not received the information on it yet. We typically have a sale in the system within 4-7 working days from the day it is filed. NOTE: The amount of time between when a sale is closed and when it is filed at the County Register's Office is out of our control and may be 15 days or more!

Note: During the registration process, a small bit of information, called a cookie, is written to your Web browser. The cookie identifies you as an authorized user. If you hare having trouble registering, please check each of the following issues:

If the cookies on your Web browser have been deleted, then you will need to re-register your computer. Click here. A computer’s cookies are usually deleted when a user is trying to free disk space, fix a problem with their Web browser, or when, for privacy reasons, a user deletes the history of Websites they have visited.

Check to see if your Chandler Reports cookie has been erased. In Internet Explorer, do the following:

  • Select Tools
  • On the General tab, click Settings…
  • Click View Files…
  • Click the column heading titled Name to sort the files alphabetically
  • Scroll down and look for a file called Cookie: [your Windows login name]@www.chandlerreports.com (for example, if your Windows login is "jsmith" then your Chandler cookie will be called “jsmith@www.chandlerreports.com)
  • If there is no Chandler cookie, you must re-register your computer.

Make sure you are logged on to Windows with the same user name that was used when you registered with Chandler Reports. Most computers will allow different people to log onto the same computer under different names.

Make sure you are not running any type of security software that is preventing your computer from accepting cookies.

Make sure you are not behind a firewall that is preventing your computer from accepting cookies.

Be sure your Web browser meets the minimum software requirements listed in our Minimum System & Software Requirements.

Double check that you have entered your user name and password correctly.

Web Browsers

In order to use Chandler Reports, you must have a JavaScript and Frames compatible Web-browser and must have these options enabled. To turn on JavaScript in Internet Explorer, do the following:

  • Select Tools
  • Select Custom Level…
  • Under Active Scripting, select Enable

Your browser must allow the use of cookies. In Internet Explorer, do the following:

  • Select Tools
  • Select the Privacy tab
  • Set your Privacy level so that you are not blocking all cookies.

We highly recommend that you use the newest version of your Web browser software, such as Internet Explorer 6, Mozilla FireFox 1.0, or Netscape Navigator 8.0. Earlier versions of these browsers may cause problems using Chandler Reports and other Web sites.

Hardware (Computers & Monitors)

We recommend a computer with at least 64MB of RAM and a processor speed of at least 500Mhz. Computers that are under this requirement will be able to access Chandler Reports, but are likely to perform slowly when searching and displaying our information.

We recommend that your monitor be set to hi-color mode and that its dimensions be set to at least 1024 x 768. To change your monitor’s settings in Windows, do the following:

  • Select Start
  • Select Control Panel
  • Select Display
  • Select the Settings tab
  • Slide the Screen Resolution to 1024 x 768.
  • Under Color Quality, select Highest (32-bit).
AmericaOnline (AOL) Users

If you are an AOL user, you must be using version 4.0 or greater. There are many variations of AOL 4.0 and some of the older variations have known bugs regarding the use of cookies. If you are having problems, a good first step is to upgrade your AOL to a newer version.

Tax Maps and Subdivision Plats

If you plan to download Tax Assessor Maps or Subdivision Plats from ChandlerOnline, you must have image viewing software capable of displaying TIF images. We recommend Prizm Browser-Based Image Viewer from TMSSequoia.

  • Deed # - The official recorded book number. If additional information is desired about any sale, a copy of the deed can be obtained from either a title company or the registrar's office.
  • House & Street - The property address. Only the first number of a duplex is given; all duplexes are noted under remarks.
  • Date - Date sale closed
  • Sell Pr - Sale price as reported in affidavit on deed
  • Mtg - Amount of any new mortgage placed on property sold. If no amount is reported, sale was made for cash or on a loan assumption
  • Lender - The lender for the mortgage
  • Type - The type of loan
  • Square Price - The price per square foot of heated area
  • Ft. Size - Total heated living area. All physical data contributed by appraisers unless the source code is A, which menas that it is from the assessor
  • Sty - Number of stories in the house
  • Rm - Number of rooms in the house
  • BR - Number of bedrooms in the house
  • DN - If the house has a den this column will have an X
  • BHS - Number of full and half baths: 1 bath = 1.0, 1 full bath and 1 half bath = 1.1, 1 full bath and 2 half baths = 1.2, etc….
  • Cons - Exterior construction of house
  • GA - Garage; 1D = single detached, 2 A = double attached
  • CP - Carport - same as above
  • Yr - Estimated year house constructed
  • Remarks - Additional comments about the house or the circumstances of the sale. Duplex and assessor's physical information identification, HUD and bank sales are also noted here
  • Info - Date Date information on house was obtained. Some information may be 25 years old so the reliability of the description of the property is related to the age of the information, since additions and other changes can occur
  • SC - Source of the physical information. All information is from appraisers unless source code is A, which is from the tax assessor's records
  • CD - Condition of property as of date of information; 1 or E = Excellent, 2 or G = Good, 3 or F = Fair, 4 or B = Poor, P = Proposed, A = Average
  • CA - Central air conditioning
  • FP - Fireplace
  • #A - Number of kitchen appliances included. 4 might be Range & Oven, Vent, Dishwasher, and Disposal
  • JA - Jacuzzi (TM) or whirlpool type tub

For subscription-based products, you may cancel your subscription at any time. To cancel your subscription, simply contact customer service by any of the following means:

If you feel you need a refund, please contact us by one of the means noted above. Refunds will be issued as quickly as possibly, but in no case will they take more than 30 days from the point that the refund is requested and approved. Refunds for credit card purchases will be made to the credit card only. Refunds for purchases by cash or check will be made by check.

In the case of printed products, the product must be returned before a refund can be issued. In the case of online products, because it is impossible to return the product in exchange for a refund, refunds will be given once it is determined that the information received is either incorrect or was purchased mistakenly.
